Steady Activity, Softer Benchmarks



Bowen’s detached home market continues to show a pattern that is becoming familiar: steady underlying activity, more choice for buyers, and pricing that needs to be read with some care.

July saw 5 detached sales, compared with 4 in July 2025 and 3 in July 2024. New listings were essentially unchanged from last year, with 17 new listings this July and 17 last July. Monthly dollar volume was also very close to last year, at $5.889 million compared with $5.785 million in July 2025. So, while July was not a booming month, it was not weak either. On Bowen, with such a small number of monthly sales, I am reluctant to draw sweeping conclusions from one month alone. One unusual sale can significantly skew the statistics.


The year-to-date numbers give a more useful picture. So far in 2026, Bowen has recorded 40 detached sales, compared with 37 at the same point in 2025 and 31 in 2024. New listings are also slightly higher, with 117 year-to-date compared with 116 last year. Dollar volume is up as well, at $67.774 million, compared with $61.199 million in 2025 and $50.092 million in 2024. That suggests a market that is still functioning reasonably well, even if buyers are more selective than they were during the busier periods.

Over the last twelve months, the market looks fairly balanced. There have been 62 detached sales and 158 new listings, compared with 57 sales and 157 listings a year earlier. Median days on market is 41 days, down from 45 last year, but still long enough to remind sellers that pricing and presentation matter.

Pricing is the part that deserves the most caution. The average sale price over the last twelve months is $1.654 million, up from $1.564 million last year, and the median is $1.483 million, up from $1.360 million. At the same time, the MLS® Home Price Index is down 3.4% over the last twelve months, from $1.460 million in July 2025 to $1.410 million in July 2026.

That is not a contradiction. Average and median prices reflect what was sold. The HPI is intended to track a more typical home. In plain English, good homes are still selling, but the broader market has softened. For sellers, this is a market for realism. For buyers, there is more breathing room, but not a free pass.
