Strong buyers’ market expected to continue

April brought muted activity in Bowen’s detached home market, with just 2 recorded sales, compared to 6 in April 2024 and 14 in 2023. The average and median sale price for April both landed at $1.71M, slightly higher than last year but based on a very limited number of transactions.

- The dollar volume of sales over the period was $71.60M, down just $20,000 from $71.62 the year prior; however year-to-date was down 21.3 per cent compared to 2024.
- While new listings have increased, sales have not kept pace, leading to a buildup in inventory as underlined by the 18 new listings during the first 11 days of May—9 new and 9 re-listed. That dynamic is shifting the conversation from competition to positioning—particularly for sellers.
- The high sale reached $3.05M while the low was $0.74M, continuing a broad range that reflects the diversity of inventory on Bowen.
What stands out more than pricing is the pace: average days on market jumped to 80, a 20 per cent increase over last year’s figure. This is consistent with a trend across the region—slower absorption rates and more cautious decision-making.
Bowen’s percentage change in the average sale price was down 11.0 per cent from the last period, ranking at the bottom of Metro Vancouver for last twelve months average price growth. However, with fewer than 50 detached sales annually, that metric can swing easily and should be read with some caution.
Finally, note the change in reporting: “Pending Sales” now refers to accepted offers where conditions have been removed. It’s a more immediate view of market activity, and one worth tracking closely as we move into the summer months.
