New listings continue to outpace sales in June



Short-term MoM momentum saw modest increases in sale price and sales volume in June, and a decrease in the number of days to sale—again signalling a market that is rallying slightly after a slow start to the year.

The LTM average showed decrease in sale price with an increase in dollar volume, indicating and increasing number of sales, with YtD increases in both sale price and dollar volume, suggesting the market is seeking a new equilibrium after post-pandemic highs.


Sellers continue re-enter with LTM and YtD inventory up over 40 per cent. A more modest increase in the number of sales LTM and YtD indicates Buyers are less eager than Sellers even with more choice and more attractive pricing.

Strategic pricing matters: Properties priced with care can sell quickly. The data suggests today’s buyers are well-informed and value-driven.
