STATS ON BOWEN - October 2025

October 2025 closed with the LTM Average and Median Sale price up 0.9 and 5.3 per cent respectively, with the Dollar Volume of Sales up $715,000 compared to October 2024. The Number of Sales over the Last Twelve Months (LTM) exceeded 2024 by 11 (57 vs 46), Dollar Volume of Sales LTM was $91,469,000, up 25.0 per cent over the same period in 2024, and Year to Date (YtD) sales were up 14.3 per cent over YtD 2024.

New Listings LTM continued to outpace uptake by buyers, with Inventory up 14.5 per cent from 2024, and the Average Number of Days on Market LTM up 4.2 per cent over 2024.

For the second consecutive month, the Average Sales Price LTM, up 0.9 per cent, exceeded that of the previous period. The Median Sale Price LTM performed stronger at 5.3 per cent over 2024 and the Benchmark or MLS® Home Price Index was up 0.3 per cent LTM.

With a 0.9 per cent increase in the Average Sale Price LTM, Bowen Island showed a positive change for the first time in a year, one of seven Metro municipalities showing a positive change: West Vancouver (0.3), Langley (o.3), Surrey (1.2), Anmore (2.0), New Westminster, (3.0) and Lions Bay (5.1).

Positive indicators for the second consecutive month may mean market stabilization on Bowen; however, the high inventory suggests that buyers will still have an edge in the market.
